Property Manager Job Opening in Kenya 2013

 

Our Client, who is in the Real Estate sector and runs colleges and schools, is looking to fill the following position of Property Manager.

Reporting To: The Group Property Director

Purpose of the Job

The successful candidate will be responsible for ensuring that all the physical assets (Land & Buildings) of the Group of Companies are:

  • Properly and efficiently maintained
  • Fully leased and occupied at all times
  • Prudently secured at all times
  • Documented and regular reports made on their status.
Key Accountabilities and Duties

Manage all related properties owned by the Group.

Prepare and keep an inventory on all properties and maintain proper records, reports and files on all properties
Handle daily communication and correspondence from clients
In consultation with the Group Property Director and the Group CEO:
  • stablish the Local/ Regional Rental Rate by surveying local rates
  • Calculate overhead costs and depreciation of properties
  • Calculate property taxes and profit goals for all properties
  • Negotiate leases and renewals and preparing contracts for tenants.
Maintain all properties of the Group and increasing their value by:
  • Investigating and resolving tenants complaints
  • Enforcing rules of occupancy
  • Planning renovations and repairs of all properties
  • Conducting daily/weekly inspections on all properties.
Prepare regular (monthly) reports to management on:
  • Rental income versus costs of maintenance
  • Data and trends of real estate and making analysis of that information
  • Be a team player with excellent communication skills
  • Have good analytical and problem solving skills.
Ensure timely payment of all government levies and rates on all properties
Ensure timely collection of rental income on all properties and taking the appropriate action on rent defaulters
Any other duties assigned by the Group Property director or the Group CEO.

Educational / Professional Qualifications & Work Experience

  • Minimum experience:  4 – 5 years’ experience in the Management of properties
  • B.A. Land Economics from a recognized university
  • Be an Associate or Full Member of the Institute of Surveyors of Kenya
  • Proficiency in MS Office, Word, PowerPoint, and Excel
  • Excellent communication skills, both verbal and written
  • Honest, well organized and demonstrate a high level of integrity
  • Have a valid driving license.
